Cancun Is Getting a New 435-Suite All-Inclusive With 4 Pools, 18 Bars, and Swim-Up Rooms

The Cancun area is getting a major new family-friendly all-inclusive when Finest Riviera Cancun opens Feb. 11, 2027, bringing 435 suites, 4 main resort pools, 18 bars, and dedicated adults-only areas to the Mexican Caribbean, part of a growing wave of new all-inclusive resorts in the Riviera Maya.

The Cancun area is getting a new 435-suite all-inclusive resort, with Finest Riviera Cancun set to open Feb. 11, 2027. The new Finest Resorts property will have 4 principal resort pools, 18 bars and a mix of family areas and adults-only spaces in Puerto Morelos.

The resort will also have 10 international restaurant concepts, along with a buffet restaurant, a beach snack grill, a taco stand and a Finest Club snack stand. Suites range from family accommodations to swim-up rooms and two-story rooftop units with plunge pools, while higher categories include suites with full private pools.

It is another significant addition to a stretch of the Mexican Caribbean that is seeing some of the most ambitious all-inclusive development anywhere in the region. The arrival comes as brands ranging from established all-inclusive operators to traditional luxury hotel companies continue expanding between Cancun and the Riviera Maya.

Finest Riviera Cancun takes a somewhat different approach by building two resort experiences into one property. Families can use the broader resort and upgrade to the all-ages Finest Club, while adults can opt for the Excellence Club and its private pools, beach area and lounge.

A Resort Built for Families and Adults

The central idea is flexibility. Finest Riviera Cancun is an all-ages property, but the resort has been designed with separate areas that allow adults to create a more secluded experience without making the entire hotel adults-only.

The Excellence Club is reserved for guests 18 and older. Its benefits include private check-in and check-out, a private lounge, 2 private pools, a private beach area and access to dedicated food and beverage venues.

The Finest Club offers a similar upgraded experience without the age restriction. It includes its own lounge, restaurant, private pool and private beach area, while adults staying in Finest Club accommodations can also use designated Excellence Club areas.

That split is one of the more distinctive aspects of the resort. A multigenerational family can stay within the same hotel while grandparents or other adults still have access to spaces designed specifically around an adults-only experience.

Finest has used that formula elsewhere in the region. Finest Punta Cana opened with a similar multigenerational concept, combining family accommodations with an adults-only Excellence Club inside the same resort.

435 Suites and a Large Family-Suite Collection

The room mix at Finest Riviera Cancun is extensive. The resort’s 435 accommodations are divided among standard suites, Finest Club suites and Excellence Club suites.

Family suites make up a substantial part of that inventory. The resort will have 78 Family Suites, 19 Family Swim-Up Terrace Suites and 20 Family Suites with plunge pools.

Another 39 Family Suites will have two-story rooftop terraces and plunge pools. Those accommodations create a distinctly resort-oriented version of the traditional connecting-room family trip, with separate bedroom space and private outdoor areas built directly into the room category.

Finest Club expands the family offering further. Its inventory includes 69 Finest Club Family Suites, 11 Family Swim-Up Suites and 12 Pool Family Suites.

Some of the most expansive options sit at the top of the Finest Club range. There will be 21 Imperial Family Suites with private pools, along with 7 Grand Private Pool suites and 7 two-story rooftop Imperial Family Suites with private pools.

Couples and adults have their own range of options. The Excellence Club inventory includes junior suites, swim-up terrace suites, ocean-view rooms and two-story rooftop terrace suites with plunge pools.

The resort will also have 20 Excellence Club Beachfront Honeymoon Suites and another 10 beachfront honeymoon suites with two-story rooftop terraces and plunge pools. Several other accommodation categories across the property include outdoor plunge pools, private pools or direct swim-up access.

Every suite will have either a private balcony or terrace, according to the resort’s fact sheet. Standard amenities include a Jacuzzi for two, double rain showers, stocked minibars, espresso machines and 24-hour room service.

Four Main Pools, Plus Swim-Up Suite Pools

Water is a major part of the resort design. Finest Riviera Cancun will have one large main pool, 2 pools reserved for Excellence Club guests and another private pool for Finest Club guests.

Those are supplemented by elevated swim-up suite pools. Families will also have a children’s pool, splash park and water-slide park.

The separation of pool areas is another example of the resort’s dual audience. Families can spend the day around the main pool and water attractions, while Excellence Club guests have dedicated adults-only pool space elsewhere on the property.

Guests choosing swim-up accommodations can make the pool experience more private. Multiple suite categories provide direct water access, while higher room categories add plunge pools or full private pools.

A Major Food and Beverage Program

The food and beverage offering will be broad, with 10 international restaurant concepts plus several additional casual venues. The resort is planning 18 bars and lounges throughout the property.

The Market Kitchen will serve as the primary international buffet restaurant. Lizo will focus on Mexican cooking, while Yuzu will offer interactive Japanese experiences including teppanyaki, robatayaki, yakiniku and omakase.

Le Petit Plaisir will be an adults-only French restaurant. Pacífico will center on Peruvian-Asian cuisine, while Brass Steakhouse will offer steak dinners and a shared smokehouse experience.

Seafood will be the focus at Duke’s Lobster House, which will serve breakfast, lunch and lobster-focused dinners. Insieme Trattoria will offer Italian specialties, and Las Dunas Beach House will handle casual beachside lunches.

Club guests will have additional options. Dommo will be reserved for adult Finest Club and Excellence Club guests, while Gusto will be available to both club categories.

The casual side includes a taco stand near the main pool, a Finest Club snack stand, a sports bar, gelateria and sweet shop. The resort is also planning everything from beach bars and pool bars to an adults-only cocktail lounge and a speakeasy reserved for adult club guests.

Dinner reservations generally will not be required, although the resort notes that several specialty experiences will require them. Plant-based dinner menus and children’s menus will also be available.

A Resort Designed Around Children, Too

The family component extends well beyond the room configurations. Finest Riviera Cancun will have an Imagine Kids Club, a splash park, a water-slide park and an arcade with games and a mocktail bar.

The resort is also planning a Techno Sport area with sports simulators. Kids’ spa treatments will be available, and child-care lounges will operate near the restaurants during meal periods.

Families traveling with babies will be able to request equipment including bottle sterilizers, bottle warmers, baby monitors, high chairs, bathtubs and cribs, subject to availability. The resort also plans to offer homemade baby purées.

Those details put the property squarely into a part of the all-inclusive market that has been growing quickly: upscale resorts designed to accommodate parents and children without making the experience feel exclusively centered on kids.

That has become a recurring theme across the Mexican Caribbean. New resorts are increasingly building family suites, water attractions and children’s programming alongside higher-end room categories and adults-only spaces.

The Adults-Only Resort Within the Resort

The Excellence Club provides the counterbalance. Guests staying in those accommodations will have access to 2 private pools, a private beach section, a lounge and an adults-only restaurant.

Club suites also include upgraded minibar and room-service menus, upgraded spirits and wine, Nespresso machines and one hydrotherapy treatment per person per stay. Early check-in and late checkout are included when available.

The club structure effectively allows a couple to stay at a family-friendly resort while spending much of the trip within adult-only areas. It also makes the property a viable option for groups that include both families and couples.

The Finest Club works differently. It maintains the premium pool, beach, lounge and restaurant experience while remaining open to guests of all ages.

Adults staying in Finest Club suites can still use designated Excellence Club facilities. That makes Finest Club especially relevant to multigenerational groups looking to stay within one accommodation category.

The Riviera Maya’s All-Inclusive Building Boom

Finest Riviera Cancun will arrive during an unusually active period for resort development along Mexico’s Caribbean coast. Several major all-inclusive projects are either opening or moving toward debuts across Cancun and the Riviera Maya.

Kimpton Tres Rios Riviera Maya is preparing to enter the all-inclusive market, bringing another major international brand into the category near Playa del Carmen.

Another high-profile arrival is coming from Hyatt. Park Hyatt Riviera Maya is slated to become the luxury brand’s first-ever all-inclusive resort, with a Feb. 15, 2027 opening planned.

Cancun itself is adding more inventory, too. Royalton is planning a new 376-suite Vessence resort in the Hotel Zone, another sign of the development activity across the destination.

Finest Riviera Cancun enters that competitive market with an established all-inclusive company behind it. The property is part of The Excellence Collection, whose portfolio includes the Finest, Excellence and Beloved brands.

The company describes the experience at the new resort with the line, “Infinite Excellence, for you to share.”

Beyond the Pools

The activity program will extend across the beach and water. Planned complimentary options include kayaking, snorkeling equipment, sailing, water aerobics, yoga, fitness activities, Spanish lessons and cooking lessons.

Other options will include beach volleyball, pickleball, table tennis and workshops. Scuba instruction, deep-sea fishing and private yacht excursions will be available at additional cost.

The fitness center will have treadmills, ellipticals, Wattbike exercise bikes, rowing machines and an integrated Technogym weight system. A separate functional training area will include Olympic bars, punching bags and other equipment.

Weddings will also be a substantial part of the resort business. Finest Riviera Cancun will have a beach gazebo, 2 indoor ballrooms with outdoor terraces and beachfront areas available for private events.

Which Experience Is Right for You?

The standard resort experience makes the most sense for families who want access to the pools, kids’ facilities, beach and full food and beverage program without adding a club upgrade. Family Suites are the most direct fit when separate sleeping space is a priority.

Finest Club is designed for families or multigenerational groups that want more exclusivity. Its private pool, beach section, lounge and restaurant add another layer to the stay while keeping children included.

Excellence Club is the clear choice for couples or adults who want the adults-only side of the property. Its 2 private pools, private beach area and dedicated venues create a more secluded experience within the larger resort.

Room selection can narrow it further. Swim-up suites are built around direct pool access, rooftop accommodations add terraces and plunge pools, and the top family categories introduce full private pools.

A Feb. 11 Debut in the Cancun Area

Finest Riviera Cancun is scheduled to open Feb. 11, 2027 in Puerto Morelos, adding another large all-inclusive resort to the wider Cancun and Riviera Maya corridor. The resort’s own materials note that visuals are illustrative and that final features and specifications can change before opening.

What is already clear is the breadth of the plan: 435 suites, a major family program, dedicated adults-only areas, 4 principal resort pools, extensive private-pool accommodations and 18 bars and lounges.

The property is trying to cover several kinds of vacations without forcing them into the same experience. Parents can choose the family side, couples can retreat to Excellence Club and multigenerational groups can use Finest Club as the middle ground.

When Finest Riviera Cancun opens in February, the Cancun area will have another large-scale all-inclusive arrival — and one built around the idea that a family resort and an adults-only escape can exist at the same address.
